Nampa crossed a meaningful threshold in July 2025: Saint Alphonsus Medical Center opened Canyon County’s first-ever ACGME-accredited graduate medical education program. The Saint Alphonsus | MSI Family Medicine Residency — housed at the 100-bed Saint Alphonsus Medical Center at the corner of I-84 and Garrity Boulevard and operated in partnership with Mountain States Institute for Graduate Medical Education and Research — welcomed its inaugural cohort of six resident physicians, with plans to train an estimated 24 residents in Canyon County over the next four years.
This is not a routine program launch. Idaho ranks 50th in the nation for physicians per capita and 50th for residency programs per medical school. Canyon County had zero GME programs before July 2025. The Saint Alphonsus residency is Canyon County’s first answer to both problems simultaneously. And the data on physician retention supports what Saint Alphonsus has built: Idaho ranks third nationally for retaining residents who complete their training in-state, with more than half of all residents practicing within 75–100 miles of where they finished their GME. The six physicians who started their Nampa training in July 2025 — including at least one Canyon County native, Dr. Austin Jung, who grew up in Nampa and trained at ICOM in Meridian — are exactly the physicians this program was designed to keep.
For these physicians, and for the attending-level providers at Saint Alphonsus Nampa and St. Luke’s Nampa Medical Center (87 beds, NICU, emergency department, Outstanding Patient Experience Award from Healthgrades), physician loans solve a problem that is the same whether the training market is Nampa or New Haven: a first home purchase needs to happen at the intersection of medical school debt, a signed employment contract, and a purchase price that hasn’t arrived yet on a pay stub. Physician loan programs are the financial instrument designed for exactly that intersection.
No Private Mortgage Insurance (PMI). PMI at Canyon County's median price of $440,000 with 10% down adds $200–$350 per month to a housing payment. Physician programs eliminate PMI entirely — regardless of down payment — preserving cash flow that matters in the early years of a physician's practice.
Deferred Student Loan Exclusion. Medical education debt in deferment is excluded from the debt-to-income ratio under physician program guidelines. For a Saint Alphonsus Nampa resident with $300,000–$400,000 in deferred medical school debt, this exclusion is the difference between a qualifying DTI and a declined application. It is the most consequential feature of a physician loan for borrowers in residency training.
Employment Contract Qualifying. Conventional lenders require 30 days of pay stubs. A resident completing the Saint Alphonsus program and accepting a Family Medicine attending position in Canyon County can close on a home purchase using their signed employment contract — before the first paycheck arrives. This is the actual sequence of events for physician home purchases at the beginning of an attending career, and physician loans are structured to accommodate it.
Canyon County Price Accessibility. Nampa's median home price of $430,000–$440,000 is one of the more accessible markets in the Treasure Valley for physician buyers. A physician with $300,000 in medical school debt and a $220,000 Family Medicine attending salary can qualify for a Nampa home purchase that would not be achievable with the same debt load in Eagle or the Boise North End. Canyon County's price tier is a genuine advantage for early-career physicians building their first attending home.
Out-of-State Income Accepted. Physicians completing residency in Nampa or relocating to Saint Alphonsus from another state qualify on their documented income or signed employment contract. Prior-state income history is accepted; Idaho income history is not required.

Medical Residents and Fellows in ACGME-accredited programs, including the Saint Alphonsus | MSI Family Medicine Residency in Nampa
The core program for Nampa physician buyers. Canyon County’s median price of $430,000–$440,000 means most physician purchases in Nampa are conventional in price — but the physician loan’s specific terms (no PMI, deferred student loan exclusion, contract qualifying) are still the right program even at conventional price points. Available for Saint Alphonsus Nampa residents, new attendings, and St. Luke’s Nampa physicians purchasing primary residences anywhere in Canyon County.
For Nampa physicians purchasing at the upper end of Canyon County’s market — West River estate lots, South Nampa acreage builds, or upper-tier new construction where loan amounts exceed $832,750. Combines
physician-specific terms with Jumbo loan amounts. Uncommon in Nampa’s typical market but available for the right profile.
Physicians who want to build in Nampa — a custom home on a West River estate lot, a build on South Nampa acreage near Lake Lowell, or a CBH Homes to-be-built purchase — can access One-Time Close Construction programs with physician-specific terms: contract-based qualifying, deferred student loan exclusion, no PMI during the construction draw period and after permanent conversion

Confidential Consultation — We review your training status in the Saint Alphonsus residency or your attending contract, purchase target in Canyon County, and student loan structure to identify the right program.
Pre-Approval — A physician-specific pre-approval letter is prepared, sized to your contract income and the correct loan program. Canyon County's price tier means this is frequently a conventional-size loan with physician-specific terms — not a Jumbo pre-approval.
Property Under Contract — Once you have an accepted offer, underwriting begins. We time the closing to align with your residency completion or attending contract start date.
Underwriting and Conditions — Well-documented physician files move efficiently. We manage all lender communication and conditions.
Clear to Close and Closing —Most physician purchases close in 21–30 days from contract. We coordinate with your schedule to avoid conflicts with clinical obligations at Saint Alphonsus or St. Luke's Nampa.
Yes. The Saint Alphonsus | MSI Family Medicine Residency, which began its inaugural class in July 2025 at Saint Alphonsus Medical Center – Nampa, is an ACGME-accredited program. Physician mortgage loans are available to residents in ACGME-accredited programs on the same terms available to physicians anywhere: contract-based qualifying, deferred student loan exclusion, and no PMI on primary residences. Canyon County's median price of $430,000–$440,000 makes a Nampa purchase especially accessible for a resident qualifying on their residency stipend — even before an attending contract is signed.
A Family Medicine physician completing the Saint Alphonsus Nampa residency with $300,000 in deferred student loans and a $220,000 starting attending salary will qualify for a meaningfully larger loan on a Canyon County purchase than on an Ada County purchase at the same income. Nampa's median of $440,000 vs. Meridian's $560,000 median means the same physician can buy at the Nampa median with a DTI well within qualifying range, while the Meridian median might strain the DTI even with student loan deferment exclusion. For early-career physicians, Canyon County's price tier is a genuine financial planning advantage, not a compromise.
Yes. ICOM graduates hold a DO degree, and physician mortgage programs treat DO and MD borrowers on equal footing. All physician loan features — no PMI, deferred student loan exclusion, employment contract qualifying — apply to DO physicians, residents, and fellows on the same terms. ICOM graduates who match to the Saint Alphonsus Nampa residency program, or who accept attending positions in Canyon County after completing their ICOM training and residency elsewhere, qualify for physician loans under identical terms as MD counterparts.
