One-Time Close Construction
Lot, build, and permanent mortgage in a single closing, converting at completion with no requalification. Draw schedules, subject-to-completion appraisals, and builder approval are the mechanics that decide these files.

The conforming loan limit is the line between conventional and jumbo financing, and in Arizona it's the same number in every county. For 2026, the FHFA baseline limit for a one-unit property is $832,750, with a national high-cost ceiling of $1,249,125 that applies in designated high-cost areas.

Maricopa, Pima, and Coconino counties all use the baseline figure, because Arizona county median home values sit below the threshold that triggers a high-cost designation. Practically, that means a Scottsdale or Paradise Valley purchase crosses into jumbo at a lower price point than buyers relocating from a coastal high-cost market expect.
What Working With Me Actually Looks Like
I work with a dedicated processor, an assistant, and a team of underwriters — a small-team structure inside a large institution. The practical effect is that the person you talk to on day one is the person who knows your file on day forty.
How a typical file moves:
- Scenario review before you shop. Send me the documents that define your situation — a contract, student loan statements, builder plans. I'll tell you what's actually workable before you write an offer, not after.
- Pre-approval. A fully underwritten pre-approval carries more weight with a listing agent than a preliminary one. Worth the extra step in a competitive market.
- Application and documentation. The Loan Estimate arrives within three business days and is the standardized form that lets you compare offers honestly.
- Underwriting and conditions. Where most delays happen, and where knowing which conditions matter saves weeks.
- Clear to close. Final figures arrive on the Closing Disclosure ahead of signing.
I'd rather tell you something isn't going to work in week one than discover it in week five. That's the whole method.
Who I Work With Most
Three groups make up the bulk of my volume, and each one has a specific reason a general-purpose lender struggles with the file.
- Custom home builders. The draw schedule, the subject-to-completion appraisal, and builder approval are where construction files break down. Knowing the sequence in advance is most of the job.
- Buyers above the conforming limit. Portfolio jumbo underwriting is a different posture than conforming — reserves, documentation depth, and appraisal review all tighten.

How does a one-time close construction loan work?
Funds are disbursed in draws as construction progresses, with each draw tied to verified completion of a phase rather than to a calendar date. At completion, the loan converts to permanent financing through a modification — meaning one closing, one credit approval, and no requalification after the build. What is a physician loan?
A physician loan is a portfolio mortgage program for licensed medical professionals that permits qualification on a signed employment contract rather than pay history, and applies different underwriting to student loan debt. Programs are typically limited to specific degree designations and to primary residences. Eligibility requirements apply and all loans are subject to credit approval.
How long does mortgage approval take?
Timelines vary by loan type, property type, and how quickly documentation arrives. Construction and jumbo files generally run longer than conforming purchases because the documentation is deeper. The largest variable is usually how fast conditions get satisfied after underwriting, which is the part I can actually influence.
What documents will I need?
Generally proof of income, tax returns, bank statements, identification, and property information. Specific requirements vary — a physician file needs the employment contract and student loan documentation, a construction file needs plans, specifications, and the builder's contract. I send a checklist matched to your scenario rather than a generic list.
Fixed rate or adjustable?
A fixed-rate mortgage holds the same rate for the life of the loan, giving predictable payments. An adjustable-rate mortgage carries an initial fixed period and then adjusts periodically based on an index.
